Start with what the site needs to become
Replacing an older house begins with a simple question: what must be left for the next builder? Removing the building, removing its foundation and preparing an excavation for a new design are separate pieces of work. A quote should draw a clear line between them.
Describe the intended new use and identify every structure on the property. A rear addition, detached garage, deck or concrete path can change the scope even when it is absent from the main house measurements. Mark anything you want retained before the contractor prices removal.
- Confirm whether basement walls, slabs and footings are included.
- Identify driveways, fences, trees and landscaping to keep.
- Define whether the handover is an open excavation, a backfilled site or another agreed condition.
What changes a house demolition quote?
Floor area gives a starting point, but a useful estimate also considers construction materials, foundation scope, equipment access, hauling routes and the amount of sorting required. A house reached from an open frontage presents a different planning problem from a property with narrow access and close neighbours.
Ask bidders to separate confirmed work from allowances for unknown conditions. Assessment, specialist removal, utility coordination, disposal and backfill should each have an identified place in the price. This makes it easier to compare two proposals that appear similar at first glance.
Resolve the approvals before fixing the date
Build the schedule around confirmed permit status, the material assessment and service disconnections. Ask who coordinates each step and what must be complete before equipment arrives. An intended date becomes much more useful when those dependencies have an owner.

Agree on the handover your builder expects
Before accepting a quote, have the demolition contractor and next builder agree on the finishing point. Specify the intended surface condition, remaining services, debris removal, temporary fencing and responsibility for any follow-on excavation or grading. If backfill is proposed, confirm who specifies the material and any required testing. A shared handover description reduces the chance of paying twice for work that falls between contracts.
