Replace a tired garage or reclaim the yard with a scope that covers the structure, slab and access. Check services, adjoining features and the replacement plan before treating it as a straightforward removal.

Separate the garage from the concrete beneath it

Start by deciding whether the project removes only the garage or also the slab, footings, driveway apron and connecting paths. These boundaries affect both the demolition quote and the work that follows. If a new garage is planned, have its designer confirm what can be retained before asking a contractor to price around it.

Include attached storage, lean-tos, shelving and the contents still inside. An empty building and a garage full of household items are different scopes. Identify who clears personal belongings and what happens to reusable doors, hardware or fixtures.

Look beyond the garage door for access

Share photographs of the alley, side yard and nearest loading position. Note the route between the structure and the collection point, overhead obstructions and anything that limits available working space. Ask the contractor to determine suitable equipment and protection from a site visit.

A fence that must temporarily move, a neighbour's parking access or a narrow alley can affect the programme. Include restoration of disturbed surfaces and fences in the discussion, and agree who obtains any permissions needed to use space beyond your property.

Understand Calgary's garage permit distinction

For a detached residential garage over 10 m², Calgary's separate demolition permit requirement depends on service arrangements, including independent services or primary household utility meters. Where a garage is replaced, its demolition can be included in the permit for the new structure. Check the City's specific conditions before applying a general rule to your project.

Account for services and the finished yard

Ask the appropriate utility providers and trades to establish whether the garage has electricity, gas, plumbing or services feeding another part of the property. A light switch position or an empty building does not resolve that question.

For the final quote, describe the intended condition after removal: slab retained for review, exposed ground, an agreed backfilled area or a surface ready for another contractor. Confirm what is included for debris collection, loading, disposal and the final walkthrough. This gives both parties a practical definition of finished.
